How UDS Ownership Actually Works Your sale deed will list a UDS figure in cents or square feet, calculated roughly as (your flat's super built-up area ÷ total built-up area of the project) × total project land extent. This UDS is what gets registered at the Sub-Registrar Office and taxed for property tax — the flat structure itself is not separately "sold" in the legal sense. A UDS quoted lower than the builder's own project brochure ratio is a common shortfall worth flagging before registration, not after.
TNRERA Registration Is Non-Negotiable Any apartment project with more than 8 units or built-up area over 500 sq. m. must be registered with TNRERA (Tamil Nadu Real Estate Regulatory Authority) before the builder can advertise or accept bookings. The TNRERA registration number should appear on every brochure and sale agreement — verify it directly on rera.tn.gov.in, which also shows the promoter's track record, sanctioned plan, and project completion timeline.
Association, Corpus Fund & Maintenance Under the Tamil Nadu Apartment Ownership Act, once a project is handed over, owners must form a registered Apartment Owners' Association to manage common areas, corpus fund, and monthly maintenance. Ask for the maintenance rate per sq. ft. (typically ₹2 to ₹5 depending on amenities) and confirm whether a one-time corpus/sinking fund is collected separately at handover.
