What 50 cents gets you
Fifty cents is 21,780 sq ft, roughly ten times a typical 5-cent house plot. It is the size people choose when a house plot feels cramped but a full acre is more than they want to maintain: a large bungalow with a lawn and fruit trees, a mini farmhouse, a small warehouse or workshop, a kindergarten, or a boutique homestay.
Half-acre parcels inside approved residential layouts are rare. Most 50-cent parcels are either carved from farmland on the city's edge or are large old house sites in established suburbs.
Where half-acre parcels come up
On the west side, Vadavalli, Thondamuthur and Madampatti offer half-acre sites for large homes and mini farmhouses with hill views. To the south, Malumichampatti and Othakkalmandapam have half-acre parcels suited to small commercial or institutional use. To the north-east, Kovilpalayam offers them for small units and warehouses.
| Use | Why 50 cents works | Check |
|---|---|---|
| Large family home with garden | Space for a bungalow, lawn and fruit trees | Residential zoning, layout or sub-division approval |
| Mini farmhouse | Manageable on weekends | Building permission in agricultural zone |
| Small warehouse / workshop | Room for a shed plus truck turning | Industrial or commercial zoning |
| Kindergarten / homestay | Space for outdoor areas | Zoning and licensing for the activity |
The sub-division question
If the 50 cents is part of a larger survey number, the seller must complete a Patta sub-division so that your half-acre has its own sub-division number. If you plan to build a house, check whether the local body will approve a building on a parcel that is not part of an approved layout. Some will need a single-plot approval or a change of land use first.
We do not publish a single "rate per cent" or "rate per acre" for half-acre parcels, because it varies too much by road frontage, water, shape and approval status to be useful, and a stale number does more harm than good. The official floor is the guideline value for the exact survey number, which you can look up on TNREGINET (tnreginet.gov.in → Guideline Value). What to check
- Confirm the half-acre has (or will have) its own Patta sub-division number.
- Check zoning and whether a single-plot building approval is possible.
- Trace parent documents for 30+ years and pull an EC.
- Confirm legal access from a public road.
