Holiday Homes and Resort Shares in Tamil Nadu

Cottages and shared resort ownership in Ooty, Kodaikanal and Yercaud — what to know before you buy in.

Documents checked before you pay

A holiday home in the hills can be a lovely thing to own. Shared resort ownership can work too. In both cases, the details of what you own matter more than the brochure.

What you might be buying

  • A cottage on its own registered plot.
  • An undivided share of a resort's land and buildings, registered at the Sub-Registrar's office.
  • A membership or timeshare — which is not property ownership at all.

Rental pools and free stays

Many schemes put owners' units into a rental pool run by an operator, and give owners some free nights each year. Read how income is calculated, what costs are taken out first, and what happens if the operator leaves.

Selling later

Ask how owners have resold in the past, and whether the operator has any say in who you can sell to.

Common questions

Several buyers each own a registered undivided share of a resort or holiday home and share its use and rental income. It's different from a membership or timeshare, which gives you use but not ownership.

Sometimes, partly. Rental income depends on location, season, upkeep and the operator. Treat any promised yield with caution and look at what existing owners have actually received.

Usually a management company that handles bookings, cleaning, bills and repairs, and takes its costs out of the rental income. Check those costs carefully.

Yes, but resale of shares can be slower than resale of a whole property. Ask how past owners have sold, and whether the operator has any rights over the sale.
