Plot or undivided share?
In some projects you get a clearly marked plot with its own sub-division. In others, you get an undivided share of the whole project land, like in an apartment. Both can be fine, but they're not the same thing — it affects resale, bank loans and what happens if the community ever redevelops.

It depends on the project. You'll own either a demarcated plot or an undivided share of the project land, plus a share in the common areas. Read the sale deed to see which.
They vary with the amenities — security, lighting, pool, gardens and the sewage plant. Ask for the current monthly rate and what it covers, and whether there's a one-time corpus fund.
A ready villa lets you see exactly what you're getting and move in on registration. Under construction can cost less but carries delivery risk, so check the builder's TNRERA record and past timelines.
Most builders here offer Vaastu-friendly layouts. If it matters to you, check the actual unit's facing and room positions on the approved plan, not just the brochure.
