DTCP-Approved Plots in Coimbatore and Tamil Nadu
Plots in sanctioned layouts, ready for you to build on — with the approval number checked against the official record.
Outside the Chennai Metropolitan Area, DTCP (the Directorate of Town and Country Planning) approves residential layouts. An approval means planners have checked the zoning, the road widths and the space set aside for parks before the land was divided into plots.
Why an unapproved plot is a problem
An unapproved plot can be hard to register without regularisation, banks generally won't lend on it, and you may struggle to get a building permit or utility connections. It often costs less up front for exactly these reasons.
What a DTCP layout should have
- Roads of the width shown on the approved plan, handed over to the local body by a registered Gift Deed.
- Open Space Reservation (OSR) land kept aside for a park, also gifted to the local body.
- Space for drains, power lines and water pipes.
Checking the approval yourself
Ask for the approved layout plan and its approval number. Check the number on the DTCP website or at the local body office, and make sure your plot number appears on that plan. Do this before you pay an advance — not after.
How we help
- Approval number checked against the official record
- Gift Deeds for roads and park land confirmed
- Residential zoning confirmed, so you can build
- Plots banks will lend against
- Help with the building permit once you're ready
Common questions
Get the approval number from the layout plan, check it on the DTCP website or at the local body, and confirm that the roads and OSR land have been handed over to the panchayat or municipality by a registered Gift Deed.
Plotted developments above the size threshold in the RERA rules (land over 500 square metres, or more than eight plots) must be registered with TNRERA before they're advertised or sold. You can check the registration on rera.tn.gov.in.
Yes. Once the sale deed is registered, you apply to the local panchayat or municipality for building plan approval in the usual way.
At minimum, roads to the approved width and the OSR park land, both gifted to the local body. Gated layouts often add compound walls, street lights and water lines, but check what the developer has actually built against what was promised.
Because they come with problems: registration can be blocked until the plot is regularised, banks won't usually lend, and you may not get a building permit. The saving rarely survives those costs.
