Coimbatore's industrial belts
Coimbatore is one of India's major engineering hubs: pumps, motors, foundries, textile machinery and textiles. Industrial land demand clusters in a few belts.
| Belt | Industry character | Guide |
|---|---|---|
| Sulur & Irugur | Engineering, defence-linked supply | Sulur, Irugur |
| Arasur & Karumathampatti | Engineering, powerloom textiles | Arasur, Karumathampatti |
| Madukkarai & Palakkad highway | Heavy industry, Kerala logistics | Madukkarai |
| Kovilpalayam & Annur | MSME units, food processing | Kovilpalayam, Annur |
Match the site to your process
The Tamil Nadu Pollution Control Board classifies industries as Red, Orange, Green or White depending on pollution potential. Red-category units face the strictest siting rules, and some locations will not suit them at all. Confirm your category and what it means for the site before you buy.
Then check industrial zoning, power availability (and the cost of a new HT connection if needed), truck access and water. A government industrial estate (SIPCOT or SIDCO) is an alternative to private land, with approvals partly handled for you.
We do not publish a single "rate per cent" or "rate per acre" for industrial land, because it varies too much by road frontage, water, shape and approval status to be useful, and a stale number does more harm than good. The official floor is the guideline value for the exact survey number, which you can look up on TNREGINET (tnreginet.gov.in → Guideline Value). What to check
- Confirm your TNPCB category and the siting rules for it.
- Check industrial zoning under the master plan.
- Check power availability and the HT connection route.
- Confirm heavy-vehicle access and turning space.
- Trace title and pull a 30-year EC.

Common questions
Can I set up a factory on agricultural land near Coimbatore?
Only after a change of land use to industrial and the necessary TNPCB consent. The process takes time, so factor it into your plans.
What are TNPCB categories?
Red, Orange, Green and White, based on pollution potential. Red-category industries have the strictest siting and consent requirements.
