Eachanari and Coimbatore's southern growth

Eachanari sits on the Coimbatore–Pollachi highway (NH 83) on the city's southern edge. Most people know it for the Eachanari Vinayagar temple, but it has grown into a busy college and industrial area.

Since the highway was widened to four lanes, Sundarapuram, Ukkadam and Malumichampatti are all a short drive away, and demand for residential land has grown with it.

Colleges, industry and getting around

Eachanari has several large colleges, including the Rathinam group and Karpagam Academy of Higher Education. Students and staff keep up a steady demand for rooms, hostels and small rental houses.

Industrial estates at Malumichampatti and Kurichi are next door, with hundreds of manufacturing units, textile firms and engineering workshops employing thousands of people.

Plots, houses and villas

You can buy anything from budget DTCP plots off Chettipalayam Road and Malumichampatti Road to gated villa projects on the main highway.

For many buyers, Eachanari is a cheaper alternative to the northern suburbs, with room to grow as the southern side of the city fills in.

Legal checks near an industrial belt

Check the master plan zoning: the land should be in a residential zone, not an industrial or agricultural one.

Confirm the layout's DTCP approval and that the roads and open spaces have been gifted to the local body by a registered deed.

What to check

  • Check the master plan zoning: residential, not industrial or agricultural.
  • Confirm the DTCP layout approval and the gift deed for the roads.
  • Read a 30-year Encumbrance Certificate from the Sub-Registrar's office.
  • Check that the Patta is in the seller's name.

Common questions

How far is Eachanari from the city centre?

About 10 to 12 km from Ukkadam bus stand and about 14 km from Coimbatore Junction, along the four-lane Pollachi highway.

Is Eachanari good for rental income?

Yes. With so many students and industrial workers nearby, rooms and small houses rarely stay empty for long.

Have I missed Eachanari's growth?

The early, cheap phase is over: Eachanari is now largely built up. The same pattern is now playing out further south in Malumichampatti and Othakkalmandapam. Buying in Eachanari today means buying into an established area on a road that's still growing.

What's the rental market like?

Steady and growing. Highway businesses, industrial jobs and the spread of the city southwards keep demand up for well-located houses near the junction and the main road.
