Property Document Verification in Coimbatore and Tamil Nadu
Found a property you like? Send us the papers. We'll trace the title back 30 years and tell you what we find.
Most land fraud doesn't involve forged papers. It involves real papers that nobody read properly — a gap in the title chain, a loan that was never closed, a sibling who never signed the partition.
What the check covers
- The title, traced back 30 years through each sale, partition, gift and settlement deed.
- The Encumbrance Certificate from the Sub-Registrar's office, for loans, attachments and court orders.
- Patta, Chitta and the A-Register, checked online and at the taluk or VAO office.
- The FMB sketch, compared with the plot on the ground.
- The approval for the layout or building — DTCP, CMDA or the local body.
What you get
A clear written summary of what's in order, what's missing, and what you should ask the seller for. Where needed, we work with advocates for a formal legal opinion.

Common questions
The parent deeds going back at least 30 years, the Encumbrance Certificate, Patta, Chitta and A-Register extracts, the FMB sketch, the layout or building approval, and property tax receipts.
Because that's where the problems hide: a partition a family member never signed, a minor's share sold without court permission, a power of attorney used after the owner died, or a mortgage that was never formally cleared.
From the Encumbrance Certificate, the revenue records, and by asking the right questions of the seller. Some things, like a pending civil suit, don't always show up in the EC, which is why we read the whole picture.
Not always. The online EC covers the years that have been digitised. For older entries, a manual search at the Sub-Registrar's office may be needed.
Yes. We compare the FMB sketch with the plot on the ground, and bring in a licensed surveyor when the boundaries need measuring.
