Sell Your Property in Coimbatore

Plots, houses, villas and land. We get your paperwork ready, price it honestly and bring you buyers who can pay.

Documents checked before you pay

Most sales that fall through do so for one of two reasons: the price was wrong, or the buyer's lawyer found a problem in the papers. We deal with both before your property goes on the market.

Getting the price right

We look at what similar properties near you have registered for recently, the guideline value, and how much demand there is right now. Then we tell you honestly what we think it'll sell for — even if it's less than you'd hoped.

Getting the papers ready

We read your title deeds, take a fresh Encumbrance Certificate, and check the Patta. If something's missing — a legal heir certificate, an old loan that was never formally closed — we'd rather find it now than in the middle of a sale.

Then we sell it

We bring buyers to see the property, handle the negotiation, get the sale deed drafted, book the registration slot on TNREGINET, and come with you to the Sub-Registrar's office.

How we help

  • An honest price, based on recent registrations nearby
  • Your documents checked before buyers see them
  • Serious buyers only — we screen them first
  • Negotiation handled for you
  • Sale deed, registration slot and the day itself

Common questions

We look at recent registrations of similar properties nearby, the guideline value, the road and access, and current demand in the area. Then we give you a realistic range.

Your sale deed, the parent deeds, the latest Patta and Chitta, an Encumbrance Certificate, property tax receipts, the approved plan if there is one, and your ID proof.

It depends on the price and the area. A fairly priced plot or house in a well-known part of Coimbatore usually moves much faster than one priced above the market.

If you've held the property for more than 24 months, the gain is long-term and taxed under the current rules. Reinvesting under sections 54 or 54EC can reduce it. Check your numbers with a tax adviser.

Usually the buyer. The seller clears any pending taxes and dues. Whatever you agree, write it into the sale agreement.
