What under ₹1 crore buys
Most gated villas in Coimbatore's established west side and the IT corridor's core sit above ₹1 crore. Below that, villa buyers usually look to the outer belts, where developers can still assemble land: the L&T bypass and Pollachi Road side in the south, the university and foothill belt in the south-west, the northern suburbs beyond Thudiyalur, and the airport side in the east.
At this budget, expect compact 3BHK villas (and some 2BHK villas) on smaller plots, inside gated layouts with shared amenities. The closer to ₹50 lakhs, the further out and the more compact the villa.
Villa belts to shortlist
These areas commonly have gated villas below ₹1 crore. Treat this as a shortlist. Prices vary widely by project and plot size.
| Direction | Areas | Why buyers choose them |
|---|---|---|
| South | Malumichampatti | L&T bypass access to the airport; many newer gated projects |
| South-west | Ettimadai, Madukkarai | Foothill views and a university-town setting |
| North & north-west | Pannimadai, Thudiyalur, Vellakinar | Schools and the Mettupalayam Road, more land per villa |
| East | Neelambur | Airport, Avinashi Road and the bypass junction |
| West (selected projects) | Vedapatti, Perur, Thondamuthur | Hill views; projects here more often sit above ₹1 crore |
Ready to move or under construction?
A ready-to-move villa with a completion certificate lets you see exactly what you are buying, and it carries no GST. An under-construction villa usually costs less up front but attracts GST (5% for most homes, or 1% for homes that qualify as affordable housing (carpet area within the prescribed limit and value up to ₹45 lakh)) and your money is tied to the builder's timeline.
For any project, check the TNRERA registration on rera.tn.gov.in and the completion date it declares, compare the brochure with the approved layout and building plans, and insist on payments linked to construction milestones.
The costs villa buyers forget
The price in the brochure is rarely the full cost. Ask for every one of these in writing before you book.
In Tamil Nadu the buyer typically pays 7% stamp duty plus a 2% registration fee, calculated on the guideline value or the sale price, whichever is higher. Rates are revised by government notification, so confirm the current figures on TNREGINET before you budget.
What to check
- Maintenance corpus (a one-time deposit) and the monthly maintenance charge.
- Club-house, car-park and amenity charges: included or extra?
- EB, water and sewage connection charges.
- GST on under-construction villas, and registration on the full value.
- Whether the sale deed conveys a demarcated plot with the villa, not just an undivided share.
