Farmhouse Plots and Managed Farmhouse Communities
Weekend farmhouse plots in managed estates around Pollachi, the Coimbatore foothills, Sirumugai and Dindigul.
A managed farmhouse community is a gated estate where you own a farm plot — often 25 or 50 cents — and a management company looks after the trees, the security and the shared facilities.
What you're buying
You should get a registered sale deed and Patta for your own plot. The orchard, the clubhouse and the pool are run by the management company, usually for a monthly or yearly fee.
Renting it out
Some estates offer to rent out your cottage when you're not using it and share the income. If that matters to you, read exactly how bookings are made, how income is split and what costs come off first.
What to check
- That the plot is individually registered in your name.
- The layout and building approvals for the cottages.
- The management agreement: fees, what's included, and how you can exit.
- Water — the estate's source, and whether it holds in summer.

Often a clubhouse, a pool, play areas, walking paths and a small farm. Check what's actually built and running, not just what's planned.
The operator rents your cottage to guests when you're not there and pays you a share. The split, the costs deducted and the payment schedule should all be in the written agreement.
Layout approval from the local body, building approval for the cottages, and a clean title with individual Pattas for the plots.
