What a ₹30–40 lakh budget means in Coimbatore

A house budget below ₹30 lakhs, or up to ₹40 lakhs, is still workable around Coimbatore, but not everywhere. In the established city areas and the IT corridor's core it rarely buys an individual house at all. Where it does work, buyers are usually choosing between three things: an older house on a reasonable plot in an outer suburb, a compact new 2BHK in a newer layout further out, or a house in one of the district's towns.

Each choice trades something different. The older house gives you land and an established street but may need repairs; the new compact house gives you a modern build but a smaller plot and a younger neighbourhood; the town house gives you space and local amenities but a longer drive to the city.

Where low budgets work

These belts commonly have houses in or near this budget. Prices move street by street, so treat the table as a shortlist rather than a price guarantee.

Old house on more land, or new house on less?

At this budget, land is the part that appreciates and the building is the part that ages. An older house on a 3-cent plot in an established suburb often holds value better than a brand-new compact house on a 1.5-cent plot further out, even if it needs repairs.

If you choose an older house, budget for repairs and get the structure inspected. If you choose a new compact house, check the builder's approvals and construction quality carefully, at this price point, corners are sometimes cut on materials, drainage and setbacks.

Protect a small budget

A small budget has the least room for mistakes: an unapproved floor or a title gap can stop a bank loan or cost you the advance. Do the checks before you pay anything.

Under the Reserve Bank of India's loan-to-value rules, banks can lend up to 90% of the property value on home loans up to ₹30 lakh, up to 80% between ₹30 lakh and ₹75 lakh, and up to 75% above that: subject to your income, credit score and the property clearing the bank's legal and technical checks.

In Tamil Nadu the buyer typically pays 7% stamp duty plus a 2% registration fee, calculated on the guideline value or the sale price, whichever is higher. Rates are revised by government notification, so confirm the current figures on TNREGINET before you budget.

We do not publish a single "rate per cent" or "rate per acre" for houses in this budget, because it varies too much by road frontage, water, shape and approval status to be useful, and a stale number does more harm than good. The official floor is the guideline value for the exact survey number, which you can look up on TNREGINET (tnreginet.gov.in → Guideline Value). What to check

  • Confirm the plot is in a DTCP/LPA-approved layout or has a regularisation order.
  • Compare the house with its approved building plan: unapproved floors and extensions block loans.
  • Check that Patta, property tax, EB and water connections are in the seller's name.
  • Pull a 30-year Encumbrance Certificate on TNREGINET and trace the parent documents.
  • Get the bank's legal and technical opinion before paying more than a token advance.

Common questions

Can I buy an individual house in Coimbatore below ₹30 lakhs?

Yes, mainly in the outer south and east (Vellalore, Kurichi, Irugur, Pappampatti Pirivu), in northern towns such as Narasimhanaickenpalayam and Karamadai, and in the district's towns. Expect an older house or a compact new 2BHK.

Which areas have houses below ₹40 lakhs?

The same belts widen at ₹40 lakhs to include more new 2BHK and small 3BHK houses around Podanur, Chettipalayam, Othakkalmandapam, Sulur, Periyanaickenpalayam and the outer Sathy Road.

How much home loan can I get on a ₹30 lakh house?

Under the Reserve Bank of India's loan-to-value rules, banks can lend up to 90% of the property value on home loans up to ₹30 lakh, up to 80% between ₹30 lakh and ₹75 lakh, and up to 75% above that: subject to your income, credit score and the property clearing the bank's legal and technical checks.

Is an old house a good buy at this budget?

Often, yes: an older house on a bigger plot in an established suburb can hold value better than a new compact house further out. Get the structure inspected and budget for repairs.
