Why one acre is the sweet spot
One acre (100 cents, or 43,560 sq ft) is the size most Coimbatore families have in mind when they say they want "some land". It is big enough for a proper farmhouse with a garden, a small coconut or mango grove, or a future layout, and small enough to manage on weekends.
It is also a liquid size. When you sell, one-acre parcels attract the widest pool of buyers: farmhouse seekers, small developers, and investors. Very large parcels take longer to sell, and very small farm plots often run into sub-division and building-permission problems.
Best belts for a one-acre purchase
Where you buy depends on what the acre is for. For a weekend farmhouse with hill views, buyers look west: Thondamuthur, Alandurai, Madampatti and Narasipuram. For a farm that earns, they look south to Kinathukadavu and Pollachi. For appreciation driven by the city's growth, they look at junctions such as Malumichampatti, Neelambur and Othakkalmandapam.
| Purpose | Belts to look at | What matters most |
|---|---|---|
| Weekend farmhouse | Thondamuthur, Alandurai, Madampatti, Narasipuram | Views, water, approach road, wildlife history |
| Income farm (coconut) | Kinathukadavu, Pollachi, Anaimalai | Canal / borewell water, tree age, yield |
| Future layout / appreciation | Malumichampatti, Othakkalmandapam, Neelambur, Kovilpalayam | Zoning, frontage, road width |
| Small warehouse / unit | Chettipalayam, Irugur, Arasur, Madukkarai | Truck access, industrial zoning |
What a good one-acre parcel looks like
Shape and frontage matter more than buyers expect. A near-rectangular acre with 120–200 ft of frontage on a public tar road is worth noticeably more, and is far easier to sell, than a long, thin strip reached by a cart track.
Water is the second filter. Ask for the borewell depth and a recent yield test; better still, see what the neighbouring farms grow in May. The third filter is the approach: can a car, a water tanker and a construction lorry reach the gate in the monsoon?
We do not publish a single "rate per cent" or "rate per acre" for a one-acre parcel, because it varies too much by road frontage, water, shape and approval status to be useful, and a stale number does more harm than good. The official floor is the guideline value for the exact survey number, which you can look up on TNREGINET (tnreginet.gov.in → Guideline Value). Checks before you pay an advance
Many one-acre parcels are carved out of a bigger survey number, so the most common problem is an incomplete Patta sub-division. Make sure the acre you are buying has (or will get, before registration) its own sub-divided survey number and Patta in the seller's name.
What to check
- Confirm the acre has its own sub-divided survey number and Patta, or that sub-division will be completed before registration.
- Match the FMB sketch to the boundary on the ground with a licensed surveyor.
- Trace parent documents for 30+ years and pull a matching Encumbrance Certificate.
- Check the land's classification in the A-Register and its master-plan zoning.
- Confirm a legal, all-season access road, not just a neighbour's goodwill.

Common questions
How many cents are in one acre?
One acre is 100 cents, or 43,560 sq ft. One cent is 435.6 sq ft. Coimbatore land is usually quoted per cent for smaller parcels and per acre for farms.
Can I build a farmhouse on one acre of agricultural land in Coimbatore?
Agricultural-zone land permits only limited building, such as a farmhouse within prescribed limits, and you still need permission from the local body. For anything larger, you will need a change of land use. Check the zoning before you buy.
Can NRIs buy one acre of farm land near Coimbatore?
NRIs and OCI cardholders cannot buy agricultural land, plantation property or farmhouses in India under FEMA rules (inheritance is treated differently). They can buy residential or commercial land and houses.
What are the registration charges for buying land?
In Tamil Nadu the buyer typically pays 7% stamp duty plus a 2% registration fee, calculated on the guideline value or the sale price, whichever is higher. Rates are revised by government notification, so confirm the current figures on TNREGINET before you budget.
