Why large land needs more checks

A layout plot comes with a developer's approvals and a recent, simple title. Acreage usually doesn't: it may span several survey numbers, involve many family owners, still be agricultural, include government land inside its boundary, and have boundaries that have drifted over decades.

Document and field verification for large land.

Survey and boundary

Start in the field.

What to check

  • 1. List every survey and sub-division number in the deal.
  • 2. Get FMB sketches from TN e-Services (eservices.tn.gov.in) for each one.
  • 3. Have a licensed surveyor measure the boundary against the FMB sketches.
  • 4. Confirm any partial survey number has a completed Patta sub-division.
  • 5. Check the A-Register for poramboke (pathways, channels, tank beds) inside the parcel.

Classification and restrictions

Then check what the land is, and whether it can be sold freely.

What to check

  • 6. Check classification (nanjai/punjai) in the A-Register and Chitta.
  • 7. Check Adangal for cultivation history and any recorded tenant.
  • 8. Check for assigned land or Panchami land, which carry transfer restrictions.
  • 9. Check for temple, wakf or inam land claims.
  • 10. Check land-ceiling exposure for large agricultural holdings.

Title and Encumbrance

Finally, the title.

What to check

  • 11. Trace parent documents back 30+ years for every survey number.
  • 12. Pull a 30+ year Encumbrance Certificate on TNREGINET for each survey number.
  • 13. Confirm every co-owner and legal heir will sign, with legal-heir certificates where needed.
  • 14. Check for pending court cases or land acquisition notices.
  • 15. Confirm zoning and access-road ownership for your intended use.
