Coimbatore District at a glance

Coimbatore district is divided into 3 revenue divisions (Coimbatore South, Coimbatore North and Pollachi), 11 taluks, 38 firkas and 295 revenue villages. Every piece of land in the district, whether it sits in a city neighbourhood or a farm village, is recorded under one of those revenue villages, which is why you need the taluk and village name to look up its Patta, Encumbrance Certificate or guideline value.

The table links to a guide for each taluk with every village in it. (The taluk-wise lists contain 298 entries in all; a few villages are split into parts or listed under two firkas.) Village names and firkas follow the taluk-wise revenue village lists published by the Coimbatore district administration (coimbatore.nic.in).

City neighbourhoods vs revenue villages

The names people use for areas are not always the names on land records. Many well-known neighbourhoods (Gandhipuram, RS Puram, Peelamedu, Race Course) are not themselves revenue villages; their land is recorded under a revenue village, and the Corporation divides the same ground into wards for property tax and building approvals.

So a house in a city neighbourhood has two sets of identifiers: the revenue village and survey number (for Patta, EC and guideline value) and the Corporation or local body ward and assessment number (for property tax and building plans). Make sure the sale deed carries both correctly. Our areas A–Z shows where each neighbourhood sits.

Village names that appear in more than one taluk

Several village names repeat across the district. Searching land records, or even giving a site address, with the wrong taluk is a common and avoidable mistake. Always pair the village name with its taluk.

How to check Patta, EC and Guideline Value for any village

Annur, Perur, Madukkarai, Kinathukadavu and Anaimalai are newer taluks carved out of the district's older ones, so older documents may name a different taluk for the same village. If a village does not appear where you expect, try the neighbouring taluk.

In Tamil Nadu the buyer typically pays 7% stamp duty plus a 2% registration fee, calculated on the guideline value or the sale price, whichever is higher. Rates are revised by government notification, so confirm the current figures on TNREGINET before you budget.

What to check

  • Patta & FMB sketch: Tamil Nadu e-services portal → District: Coimbatore → Taluk → Village → survey number and sub-division.
  • Encumbrance Certificate: TNREGINET → Encumbrance Certificate search, by Sub-Registrar office, village and survey number, for at least 30 years.
  • Guideline value: TNREGINET → Guideline Value search, by Sub-Registrar office and village or street.
  • Land classification and government land: the village A-register at the VAO or taluk office.
  • Layout approval: the DTCP/LPA approval number on the approved layout plan; TNRERA registration for larger layouts.
