Thudiyalur: the northern way into Coimbatore
Thudiyalur sits on the busy Mettupalayam Road (NH 181), the main road into Coimbatore from the north and the road up to Mettupalayam and Ooty. It used to be a quiet town on the edge of the city; now it's one of the busier suburbs for property.
The wider Mettupalayam Road and the Koundampalayam flyover have cut travel times a lot, so Thudiyalur now works well for people who work in Gandhipuram, RS Puram or Saravanampatti.
Getting around and schools
Thudiyalur has its own railway station and frequent buses to every part of Coimbatore. Vadamadurai Road and Vellakinar Road link it to Saravanampatti, so it connects the north of the city with the IT corridor to the east.
There are well-known schools and colleges nearby, including Sri Ramakrishna Mission Vidyalaya, VLB Janakiammal College and several international schools, which is a big draw for families.
Plots and houses
Most of the market here is plots, in Thudiyalur itself and around Pannimadai, Vadamadurai and NGP Nagar. Developers sell DTCP-approved plots in gated layouts with wide tar roads, street lights and rainwater harvesting.
If you'd rather buy a house, independent 2 and 3 BHK homes in the budget to mid range are popular, especially with professionals moving to Coimbatore.
| Sub-Market zone | Primary property type | Target audience |
|---|---|---|
| Mettupalayam Main Road | Commercial Showrooms & Offices | Retail & Business Investors |
| Pannimadai Belt | Affordable & Midrange Plots | First-time Land Buyers |
| Vellakinar Road | Gated Communities & Villas | IT & Corporate Employees |
Legal checks
Layouts here have to follow the DTCP master plan. Make sure the layout has technical approval from the DTCP Coimbatore office and clearance from the local body.
Trace the title back at least 30 years with no gaps, and check the Patta to make sure the land is classed for building houses (manai) and that the Patta can be transferred to you without trouble.
What to check
- Check the DTCP layout approval and the gift deed for the roads.
- Have a licensed surveyor check the boundaries.
- Read a 30-year Encumbrance Certificate.
- Check TNRERA registration if the layout has more than eight plots.
Common questions
Is Thudiyalur well connected to Saravanampatti?
Yes. Vellakinar Road and the Thudiyalur–Saravanampatti road get you there in under 15 minutes.
Are plots in Thudiyalur DTCP-approved?
Most layouts from established developers are, but always check the approval number on the DTCP website yourself.
Is Thudiyalur closer to the IT corridor or to the northern towns?
Both, and that's its appeal: the Saravanampatti IT area is to the east, the towns along Mettupalayam Road to the north, and Thudiyalur sits between them at sensible prices.
Where in Thudiyalur should I buy?
Established streets if you want to build now; the areas along the link roads towards the IT corridor if you're investing for growth; and DTCP-approved new layouts on the northern edge if budget comes first. Each needs its own checks.
