Between the two northern roads

Idigarai is the farming area between Coimbatore's two northern roads: Sathy Road to the east and Mettupalayam Road to the west, with link roads reaching both in minutes. That location is the whole case for buying here. Demand spreads in from both sides, but prices still reflect Idigarai's village past rather than either road's rates.

It's still semi-rural and changing: working farms, the old village centres of Idigarai and its neighbours, and a growing number of DTCP layouts along the link roads. The pull of the IT corridor is stronger (Saravanampatti's offices are one junction east), so the link roads on the eastern side are the busiest part.

Buyers tend to be professionals priced out of Saravanampatti, families in the north who want more space with access to both roads, and investors who expect areas between two growing roads to catch up with them.

Prices, and how long growth may take

Idigarai costs less than either road it sits between: clearly cheaper than layouts on the edge of Saravanampatti to the east and Thudiyalur to the west, closer to the prices of the northern villages. Within Idigarai, the eastern link roads towards the IT corridor cost the most; the village centres are moderate; and the farm roads further in haven't moved much yet.

The case for growth works from both sides. If either road keeps growing, Idigarai is pulled up; if both do, which is the likely case, the gap closes from two directions. Our Sathy Road guide covers the eastern side; the Mettupalayam Road guides cover the west.

To be honest about timing: areas between roads catch up after the roads themselves are well developed, not before. Think in terms of five years or more. What you get for waiting is a location between two growing roads at village prices, and what it costs you is the extra checking that newly converted land needs.

Living here today

Facilities today are those of a large village: local schools and daily shops in the village centres, with everything else on the two main roads, Saravanampatti 10 to 15 minutes east and Thudiyalur about the same to the west. Buses run along the link roads, and households with a two-wheeler manage easily.

It still feels rural: open land, working wells and quieter streets than on either main road. For people who want to build with space, that's the attraction: bigger plots, room for a garden, and access to both roads without the crowding. Groundwater is helped by the northern belt's recharge, but check each site; our groundwater guide explains how.

Infrastructure comes with the layouts: newer ones have internal roads and street lights, while the link roads are still waiting for upgrades that will come as the area grows. Expect Idigarai to lag behind the main roads; that's part of the deal.

Checks for newly converted land

Most plots here are on converted farm land, so the conversion trail is the main check: the change of land use order, the DTCP approval at the source, and the approved plan against the ground, as in our conversion guide. Plots sold as 'approval applied' are common in areas like this; the discount reflects real risk.

Titles come from farming families: joint Pattas, chains of heirs, and informal family arrangements put under strain by rising prices. Registered partitions and every heir's signature are the minimum, as in our land buying checklist. Our Patta and Chitta guide explains how to read the revenue records.

One local point: plots facing the link roads may be affected when those roads are widened. Check any widening plans, but remember that better link roads are exactly what will make Idigarai catch up.

What to check

  • Check the conversion order and verify the DTCP approval at the source.
  • Walk the plot against the approved plan.
  • Make sure partitions are registered and every heir has signed.
  • Get a fresh EC and check the Patta is in the seller's name.
  • Check widening plans for plots facing the link roads.
  • Check the borewell on each site.

Who Idigarai suits

Idigarai suits professionals buying ahead of Saravanampatti's growth, families who want space and access to both roads without main-road prices, and patient investors who don't mind the extra checking that newly converted land needs.

If you want everything on your doorstep, you'll pay main-road prices in Saravanampatti or Thudiyalur. For a similar in-between area in the west, compare Somayampalayam.

We can show you plots along Idigarai's link roads and in its village centres, with the conversion and title checked. Call or WhatsApp +91 80564 73519.

One practical point: many of the best plots here never reach property websites. Farming families often sell through word of mouth and local agents first. Working with an established local agent is how you see those.

Common questions

Why consider Idigarai over the main roads?

Because it sits between Sathy Road and Mettupalayam Road, with the IT corridor one junction east, at prices that still reflect its village past. A location near two growing roads for less is the whole case.

How long before Idigarai prices catch up?

Areas like this catch up after the main roads are well developed. Think five years or more.

What are the main risks?

Plots sold as approved when approval has only been applied for, family titles with partitions not completed, and infrastructure that lags behind the main roads. Check approvals at the source, insist on every heir's signature, and be patient.

Is Idigarai practical to live in now?

If you have a two-wheeler and don't mind village-level facilities, yes. Both main roads are 10 to 15 minutes away. If you need everything on your doorstep, wait or pay main-road prices.

Which part of Idigarai is most promising?

The eastern link roads towards the IT corridor. Saravanampatti's pull is the stronger of the two, and that side benefits first. Prices there already reflect it.

What size of plots are available?

All sizes: standard layout plots on the link roads, larger 8 to 12 cent plots in early layouts, and farm land by the acre further in. If you want space, you'll find options here that Saravanampatti hasn't had for years.
