Residential Plots for Sale in Tamil Nadu
Approved house sites in Coimbatore, Chennai, Salem, Madurai, Trichy, Erode and Hosur — with the title checked before you pay an advance.
When you buy a plot, two things decide whether it was a good decision: whether the title is clean, and whether the area actually grows. We can't promise the second, but we can make sure of the first.
Where people are buying
In Coimbatore, most plot buyers look along Avinashi Road, Saravanampatti, Peelamedu, Vadavalli and Thudiyalur — close to IT parks, schools and the airport. If you want a bigger site for the same money, Annur, Kinathukadavu and Eachanari are the usual next step. Around Chennai, it's GST Road (Tambaram to Guduvanchery), OMR and Avadi. In Salem, Trichy and Madurai, buyers tend to stay near the bypass roads and the airport side of town.
What we check before we show you a plot
- The Encumbrance Certificate from the Sub-Registrar's office, to make sure there's no loan or court stay on the land.
- Patta and Chitta on the TN e-Services portal, to confirm whose name the revenue records are in.
- The FMB sketch against the ground, so the plot isn't sitting on a cart track (vandi pathai) or a pond (kulam, kuttai).
- The layout approval itself — DTCP, CMDA or the local body — and that the plot number matches the approved plan.
What about prices?
Plot prices change from one street to the next, so we don't publish a rate card. For a rough floor, look up the guideline value on TNREGINET. For what plots are actually selling for, call us — we'll tell you what's moved in the area recently.
How we help
- Title traced back 30 years before we recommend a plot
- Approved layouts only — DTCP, CMDA or the local body
- Road access and plot boundaries checked on the ground
- Help with the bank loan paperwork and the Patta transfer
- We stay with you till the sale deed is registered
Common questions
It depends heavily on the street, road width and approval, so any single figure would mislead you. Check the guideline value for the survey number on TNREGINET as a floor, then talk to us for what similar plots have actually sold for recently.
Get the Encumbrance Certificate for at least 30 years, read the parent deeds, check the Patta and Chitta on eservices.tn.gov.in, and match the FMB sketch to the ground. The plot shouldn't overlap a cart track, canal or pond.
Layout roads have to meet the widths set in the Tamil Nadu Combined Development and Building Rules — narrower roads are allowed only for short stretches, and most residential layouts have 30 or 40 foot roads. The approved layout plan shows the actual widths, so compare it with what's on the ground.
Yes, if the layout is approved and the title is clean. Banks usually lend for plot purchase, or a combined plot-plus-construction loan, after their own legal and technical check.
Guideline value is the minimum rate the registration department sets for an area. Market value is what buyers actually pay. Stamp duty (7%) and the registration fee (2%) are charged on whichever is higher.
