Agricultural Land for Sale in Coimbatore and Tamil Nadu

Farm land and coconut groves around Pollachi, Mettupalayam and beyond — with the revenue records and water checked.

Documents checked before you pay

Agricultural land is one of the few things people buy to keep for a generation. It's also where paperwork problems hide best, because the records live in several places at once.

Who can buy agricultural land in Tamil Nadu?

Any Indian resident can, whether or not they farm — Tamil Nadu doesn't ask for an agriculturist certificate. Land ceiling limits still apply. NRIs and OCIs can't buy agricultural land; they can only inherit it.

What we check

  • Patta and Chitta — who the revenue records say owns the land.
  • Adangal and the A-Register at the VAO's office — what's been grown and how the land is classified.
  • The FMB sketch on the ground — no overlap with government (poramboke) land or cart tracks.
  • The water source — the well or borewell, and whether the free farm power connection can be transferred to you.

Where people buy

Pollachi and Kinathukadavu for coconut; Mettupalayam and Sirumugai for orchards and areca; Thanjavur for delta paddy land; Theni and Dindigul for horticulture.

Common questions

Yes. Tamil Nadu doesn't require an agriculturist certificate. Land ceiling limits apply. NRIs and OCIs, however, can't buy agricultural land.

Patta and Chitta are on eservices.tn.gov.in — you'll need the district, taluk, village and survey number. Adangal is kept by the Village Administrative Officer and shows the land's use and crop history.

Yes, through a change of land use approved by DTCP or the local planning authority, along with the clearances the process requires. It takes time, so don't buy farm land assuming conversion will be quick.

We look at the open well and borewell, ask neighbouring farmers how the water holds up in summer, and check canal access where there is one. Water decides the value of farm land more than anything else.

Agricultural income is exempt from income tax. Rural agricultural land outside the specified municipal limits isn't treated as a capital asset either, so its sale isn't taxed as a capital gain. Confirm your case with a tax adviser.
