Resort Land for Sale in the Tamil Nadu Hills
Land in Ooty, Kodaikanal, Yercaud and the Siruvani foothills for eco-resorts and retreats — checked against the rules first.
A beautiful view is easy to find in the hills. Land you're actually allowed to build a resort on is much harder.
What decides whether you can build
- Land use: the land has to be in a zone that allows tourism or commercial use, or be converted.
- Hill-area rules: limits on height, coverage, slopes and tree cutting.
- Access: a proper road wide enough for cars, service vehicles and fire tenders.
- Water and power: a reliable source, and whether a commercial power connection is possible.

Common questions
Land in a zone that permits tourism or commercial use, or agricultural land that has gone through a change of land use, with the hill-area clearance on top.
Hill-area building rules limit height and plot coverage, and they differ by area. Get the limits for the specific land from the local planning authority before you plan.
Wide enough for service vehicles and fire tenders — the building rules set minimums for commercial use. A narrow, private or disputed track is a deal-breaker.
Sometimes, through the change-of-land-use process and the clearances it needs. It takes time and isn't guaranteed, so don't pay for conversion before it's approved.
