Sulur: the Air Force station and the defence corridor
Sulur sits on Trichy Road (NH 81) east of Coimbatore, and is best known for the Indian Air Force station. More recently it has become a node of the Tamil Nadu Defence Industrial Corridor.
That has brought aerospace parts makers, defence logistics parks and precision engineering firms to the area, and turned Sulur into a growing industrial town.
Getting around, the airport and logistics
Sulur is well connected: Trichy Road, the L&T bypass, and Coimbatore airport about 15 km away. It also has a railway station (Sulur Road), which helps with moving freight.
Factories and warehouses like Sulur because trucks have an easy run to Tirupur, Karur, Trichy and on to Kochi port along the national highways.
Homes and industrial land
There are two quite different markets: industrial and warehouse land along the highway, and affordable DTCP-approved house plots around Ranganathapuram, Ravathur and Kannampalayam.
Land costs less here than closer to the city, so Sulur is popular with people holding land for the long term and with builders of affordable housing.
| Zone / location | Zoning type | Investment potential |
|---|---|---|
| Sulur Trichy Highway | Industrial & Commercial | High demand for logistics & showrooms |
| Kannampalayam Belt | DTCP Residential Layouts | Affordable home building plots |
| Ravathur Proximity | Mixed Residential & Light Engineering | Steady appreciation & rental yield |
Legal checks, including near the Air Force station
Land close to the Air Force station may have height limits for buildings, and taller buildings can need a no-objection certificate from the defence authorities. Check the height limit before you buy land for anything more than a couple of floors.
Check the DTCP layout approval and the local body's sanction, and make sure the land's conversion from agricultural use has been completed properly.
What to check
- Check the height limits near the air base if you plan to build tall.
- Verify the DTCP layout sanction and the panchayat's approval.
- Read a 30-year Encumbrance Certificate from the Sulur Sub-Registrar's office.
- Check the Patta and the A-Register for a clear title.
Common questions
Why do people invest in Sulur?
The defence corridor, the Air Force station, good highway connections for logistics, and land that still costs less than closer to the city.
Are there building height limits in Sulur?
Yes, in the zones in line with the Air Force runway. Ordinary one- or two-storey houses are usually fine, but check for the specific plot.
What will drive Sulur's growth?
The defence corridor above all: the Air Force station, defence industries choosing to locate here, and the city's eastern growth all meet at Sulur, on top of its own town economy and railway.
Is Sulur too far to commute to Coimbatore?
To the west of the city, yes, it's a long daily drive. But the airport area, Ondipudur and the bypass are within reasonable reach, and the town has what you need day to day.
