Industrial Land for Sale in Coimbatore and Tamil Nadu
Land for factories, warehouses and logistics — near SIPCOT parks and highways in Coimbatore, Hosur and Sriperumbudur.
There are two quite different ways to get industrial land in Tamil Nadu, and mixing them up is the most common mistake first-time buyers make.
SIPCOT plots versus private land
Plots inside SIPCOT industrial parks — Perundurai, Sriperumbudur, Irungattukottai, Hosur and others — are allotted by SIPCOT to manufacturing units, often on lease-cum-sale, based on a project proposal. They aren't bought and sold on the open market like ordinary property. Private industrial land outside the parks is bought normally, but it must be in an industrial zone or have gone through a change of land use — and its title is checked like any other land.
Pollution board and power
Every unit needs Consent to Establish from the Tamil Nadu Pollution Control Board before building, and Consent to Operate before starting. The category — red, orange, green or white — depends on what you make. Units with effluent, like dyeing or electroplating, also need a treatment plant or access to a common one. On power, check that a high-tension connection with enough capacity is possible; it's often the slowest item to arrange.
Roads and connectivity
For warehouses and logistics, heavy-vehicle access, the distance to the highway, and the route to the nearest rail freight terminal or port usually matter more than how much you can build on the plot.

Common questions
SIPCOT plots are allotted to manufacturing units based on a project proposal, often on lease-cum-sale, and aren't freely resold. Private industrial land is bought on the open market, but it must be zoned for industry or converted, and its title checked like any other land.
Consent to Establish before you build and Consent to Operate before you start. The category depends on your process; units with effluent also need a treatment plant or common treatment access.
We find out the nearest substation, whether there's spare transformer capacity, and how far the high-tension line is, before you buy. Power often takes the longest to arrange.
A road wide enough for heavy trucks, a short run to the highway, and a sensible distance to the nearest rail freight terminal or port.
