Kinathukadavu: farms and farmhouses on the Pollachi road
Kinathukadavu is about halfway between Coimbatore and Pollachi on the four-lane highway, roughly 25 km by road from Gandhipuram. It's a farm belt of coconut groves and red soil, close enough to Coimbatore for a daily drive but far enough out that land is still sold by the acre.
Over the past decade it has become popular for managed farmland, weekend farmhouses owned by Coimbatore families, and long-term land investment.
The highway, and water
The four-lane NH 83 makes a daily drive to Coimbatore practical, so some business owners and professionals live on farms here and work in the city.
Water comes from open wells, borewells and, in parts of the belt, the PAP canal system, but it varies a lot from one piece of land to the next. Check the well and borewell yield for the specific land, ideally in the dry season, before you buy.
What's for sale
Farm plots of one to five acres, established coconut groves with drip irrigation, and gated farmhouse communities.
Buyers come for weekend homes, or to hold land that might later be converted for housing as the city spreads, though conversion only really makes sense near the town and the highway.
| Type of land | Water | Typical use |
|---|---|---|
| Coconut groves (1–5 acres) | Open wells and borewells, with drip irrigation | Crop income and long-term holding |
| Gated farmhouse plots | Shared borewell, sometimes solar pumps | Weekend homes |
| Highway-facing land | Borewell | Farm-related businesses and warehouses |
Legal checks for farm land in Kinathukadavu
Check the Patta, Chitta and Adangal at the Kinathukadavu taluk office to confirm the agricultural classification, and make sure no tenant has recorded cultivation rights on the land.
Check the well rights, the borewell yields and the electricity (EB) service numbers in the deed. If you're buying part of a subdivided farm, find out whether a change of land use or DTCP rules apply.
What to check
- Trace the parent title deeds (mooladharam) back 30 to 50 years.
- Check the Patta, Chitta and the VAO's Adangal for the agricultural classification.
- Check who owns the farm's electricity (EB) motor connection.
- Make sure the access road is shown on the revenue map (cart track or vandi pathai).
Common questions
Can non-farmers buy agricultural land in Tamil Nadu?
Yes. Unlike some other states, any Indian citizen can buy agricultural land in Tamil Nadu, within the land ceiling limits. NRIs and OCI cardholders can't buy farm land under FEMA rules, though they can inherit it.
How far is Kinathukadavu from Coimbatore airport?
Roughly 35 km, via the L&T bypass or through Eachanari. Allow 40 minutes to an hour, depending on traffic.
What farm sizes are available around Kinathukadavu?
From half-acre farmhouse plots to coconut holdings of several acres. Water and tree stock affect the price more than size alone, so compare like with like.
Can Kinathukadavu land be converted to residential use?
Sometimes, near the town and the highway, through the usual change-of-land-use process with DTCP approval. Land deeper in the farm belt is better kept as a farm.
