The L&T Bypass: Coimbatore's freight route around the city

The L&T Bypass runs about 28 km from Neelambur on Avinashi Road to Madukkarai on the Palakkad road, both part of NH 544, and is Coimbatore's main route for freight going around the city.

By keeping heavy vehicles out of the city, it has drawn logistics businesses, warehouses, fuel stations and other highway businesses along its length.

The main junctions

Neelambur, on Avinashi Road, is the busiest commercial end, close to the airport. Where the bypass crosses Trichy Road, around Chinthamanipudur, is a logistics hub with links to Sulur and Tirupur.

Further south, the Eachanari and Chettipalayam end links colleges and industry, and Madukkarai, a cement-making centre, connects on to Palakkad and the Kerala border.

What's for sale

Mostly larger commercial plots, often several acres, for logistics yards, fuel stations, car showrooms and warehouses.

Residential layouts in nearby pockets, such as Pattanam, Chinthamanipudur and Malumichampatti, offer affordable house plots for people working in industry and logistics.

NHAI access and zoning checks

Any commercial building on a national highway needs access permission and a NOC from the National Highways Authority of India (NHAI) for service-road connections and slip lanes.

Check that the land is zoned for commercial or industrial use (DTCP), and that the survey number is clear of any highway-widening reservation.

What to check

  • Check the NHAI service-road access permission and setback rules.
  • Check the DTCP commercial or industrial zoning.
  • Get a 30-year Encumbrance Certificate for a clear commercial title.
  • Check the Patta transfer online, and the boundary survey stones on site.

Common questions

What kind of land sells best along the L&T Bypass?

Highway-facing commercial land for warehouses, logistics yards, car showrooms and fuel stations is in most demand. Returns depend on the junction, the access permission and the price you pay.

Do I need an NHAI NOC to build on the bypass?

Yes. Any commercial access or service-road connection to a national highway needs NHAI clearance.

Is the bypass better for commercial or residential property?

Both, depending on the zoning: frontage near the junctions suits commerce and logistics, while the pockets behind suit residential layouts. Check the zoning of each survey number.

Which stretch of the bypass has the most potential?

The approaches to the junctions, on the Neelambur side and at Trichy Road, where passing traffic turns into business and logistics demand. Plots mid-stretch cost less but take longer to pay off.
