Ready farmhouse or land you build on?
Buyers usually choose between a ready farmhouse (land with an existing house, borewell and garden) and farm land on which they build their own. Ready farmhouses let you move in immediately and see the water situation in action; building your own gives you the design you want but brings the permission process with it.
Either way, the house sits on agricultural land, which carries building limits. Read the permissions section below before you pay for a farmhouse's built-up area.
Best belts for a farmhouse
West of the city, Thondamuthur, Narasipuram, Alandurai, Madampatti and Boluvampatti offer hill views and better groundwater. South, Kinathukadavu and Pollachi combine coconut income with a farmhouse. North, Karamadai and Mettupalayam put you at the foot of the Nilgiris. Ettimadai and Anaimalai suit buyers who want greenery and are ready for wildlife and forest checks.
| Belt | Drive from city | Character | Main watch-out |
|---|---|---|---|
| Thondamuthur–Narasipuram | 40–60 min | Hill views, good water | Elephants, HACA where applicable |
| Siruvani Road (Alandurai, Madampatti) | 35–50 min | Scenic, popular | Forest boundary, water channels |
| Kinathukadavu–Pollachi | 40–75 min | Coconut income + farmhouse | Canal water rights |
| Karamadai–Mettupalayam | 50–70 min | Nilgiris foothills | Flood limits near Bhavani, forest |
Building permission on farm land
On land zoned agricultural, only limited construction, such as a farmhouse within prescribed limits, is allowed, and you still need building permission from the local body. Near the Western Ghats, some villages fall under the Hill Area Conservation Authority (HACA), and parcels near reserve forest or tiger reserves may fall in eco-sensitive zones with tighter rules.
For a ready farmhouse, ask whether the existing building was approved. An unapproved farmhouse may still be fine to live in, but it can complicate bank loans, insurance and resale.
We do not publish a single "rate per cent" or "rate per acre" for farmhouse land, because it varies too much by road frontage, water, shape and approval status to be useful, and a stale number does more harm than good. The official floor is the guideline value for the exact survey number, which you can look up on TNREGINET (tnreginet.gov.in → Guideline Value). What to check
- Check zoning and the building limits that apply to the parcel.
- For a ready farmhouse, ask for the building permission and check it matches what was built.
- Confirm HACA or eco-sensitive-zone status for foothill parcels.
- Test the borewell and see what neighbouring farms grow in summer.
- Confirm an all-season access road and a transferable EB connection.

Common questions
Can NRIs buy a farmhouse near Coimbatore?
NRIs and OCI cardholders cannot buy agricultural land, plantation property or farmhouses in India under FEMA rules (inheritance is treated differently). They can buy residential or commercial land and houses.
Which area is best for a farmhouse near Coimbatore?
For hill views and good water, the Thondamuthur valley and Siruvani Road. For income, the Kinathukadavu–Pollachi coconut belt. For a Nilgiris-edge setting, Karamadai and Mettupalayam.
Do I need permission to build a farmhouse on agricultural land?
Yes. You need building permission from the local body, and agricultural zoning limits what you can build. Foothill villages may also need HACA clearance.
