The foothill belt, from Thondamuthur to Anaikatti

West of the city, the land rises towards the Western Ghats through Thondamuthur, Perur and Boluvampatti, out to Anaikatti. It's the farmland belt most Coimbatore families think of first, whether they want a weekend farmhouse, a plantation, or land to hold for the long term.

The belt changes as you go west. Thondamuthur still feels close to the city. Anaikatti is properly in the hills: cooler, quieter and right up against the forest.

How the areas differ

Thondamuthur, the nearest to the city, has a mix of residential layouts and farmland. It suits people who want farm land without a long drive.

Further west, around Anaikatti and the foothill villages, parcels get bigger, the climate cooler and the forest closer. It appeals to people who want a real retreat and don't mind the longer drive.

What decides the price

Water, more than anything. Land with a reliable borewell or a natural water source sells for much more than dry land further from water.

Road access comes next. An interior parcel with no proper road can be hard to use, however good the land itself is.

Legal checks in the foothills

Find out how close the land is to reserved forest and whether any buffer-zone rules apply. Western Ghats forest rules can sharply limit what you're allowed to build.

Check the Chitta and Adangal for the land's classification and crop history, make sure the water rights are clear, and trace the title back at least 30 years before you pay an advance.

What to check

  • Check the distance to reserved forest and any buffer-zone restrictions.
  • Read the Chitta and Adangal for the land's classification and crop history.
  • Make sure the water source (borewell, canal or stream) and your right to it are clear.
  • Get a 30-year Encumbrance Certificate from TNREGINET.

Common questions

Where in the foothills is best for a weekend farmhouse?

It depends on how far you're willing to drive. Thondamuthur is close to the city. Perur, Boluvampatti and Anaikatti are further out, quieter and more scenic.

What matters most for land value here?

Water. Land with a reliable borewell or a natural source is worth clearly more than dry land inside the belt.
