Large land in Alandurai: what's on the market

Alandurai is on the Siruvani road heading toward the Siruvani dam: the source of some of the sweetest drinking water in the country. The area is a mix of farmland, small layouts and farmhouses with views of the western hills.

Large land here is mostly farmhouse and plantation land in 1 to 5 acre parcels, plus bigger farms further toward the hills. The Siruvani road's scenic reputation keeps demand steady.

Alandurai is roughly 22 km west of Gandhipuram, on the Siruvani Road. It's priced below the city's established suburbs, though values have been climbing. It comes under Perur taluk, which is the taluk you'll pick when you look up Patta, EC or guideline value online.

What people buy land in Alandurai for

Buyers here tend to be farmhouse buyers and plantation investors.

Each of them values land differently. A farmhouse buyer pays for the view, the water and a good approach road. A developer pays for zoning, frontage and the chance of getting a layout approved. A farm-income buyer pays for yield. Work out which one you are before you compare prices: the same parcel can be a bargain for one buyer and overpriced for another.

Water, road access and price in Alandurai

Generally good groundwater for the district, helped by proximity to the hills; check the parcel's own borewell anyway.

The Siruvani road runs west from Perur; most parcels are a short drive off it.

We don't quote a rate per cent for Alandurai, because it changes a lot with road frontage, water, the shape of the plot and approvals. For the official minimum, look up the guideline value for the survey number on TNREGINET. For what property is actually selling for right now, call us on +91 95974 74888.

Legal checks for large land in Alandurai

As with all of the western foothills, check forest boundaries, elephant movement, and HACA status where applicable. Also check that no part of the parcel is classified as water-channel poramboke.

A big parcel carries more risk than a plot in a layout. The title is often pieced together from several survey numbers, the land is classed as agricultural, and the boundaries usually aren't fenced. Go through our land buying checklist and Patta & Chitta guide before you sign anything.

What to check

  • Trace parent documents back at least 30 years for every survey number in the sale, not just the largest one.
  • Match Patta, Chitta, Adangal and the FMB sketch to the boundary on the ground. Have a licensed surveyor measure it.
  • Check the A-Register at the VAO or taluk office for the land's classification (wet, dry or poramboke).
  • Pull an Encumbrance Certificate for 30+ years on TNREGINET for each survey number.
  • If you plan to build or develop, confirm zoning and the land-use change route before paying a development premium.
