Irugur: a railway town with industry nearby

Irugur is a railway junction town on Coimbatore's east side, between Singanallur and Sulur, on the main line towards Salem and Chennai. Few eastern suburbs have their own station, and it helps people who commute to the factories nearby.

Sulur, home to the Air Force station and a growing defence-linked industry, is close by, and buyers expecting jobs there to keep growing have been buying plots and land around Irugur.

Getting around

Besides the railway, roads link Irugur to Sulur and Trichy Road, so the eastern industrial belt and the airport are a short drive away.

Parts of the area are still semi-rural and services are still developing, so check the road and drainage for the specific layout rather than assuming they're the same everywhere.

Legal checks for Irugur land

Confirm the DTCP layout approval for any plotted development, and check whether the land is still classified as agricultural, in which case it has to be formally converted before you can build a house.

With the airport and defence establishments nearby, also check whether any height or building restrictions apply to the survey number before you finalise plans.

What to check

  • Check the DTCP layout approval number on the official DTCP portal.
  • Check the Chitta classification and any agricultural-to-residential conversion.
  • Check for airport or defence-related height restrictions on the plot.
  • Get a 30-year Encumbrance Certificate from TNREGINET.
