Why buy resale
Resale houses are often the only way into established areas such as RS Puram, Saibaba Colony, Ganapathy, Kavundampalayam and Ramanathapuram. You see exactly what you get, move in quickly and buy into a mature neighbourhood.
The trade-off is history: more previous owners, older construction and more chances that something was built without approval.
| Pros | Cons |
|---|---|
| Established area, mature trees and services | Older construction, maintenance |
| Immediate possession | Longer title chain |
| See what you buy | Unapproved extensions common |
The resale checklist
Areas with active resale markets include RS Puram, Saibaba Colony, Ganapathy, Kavundampalayam, Ramanathapuram and Selvapuram.
Get a structural engineer to inspect older houses for cracks, damp, roof condition and wiring. Then check the documents.
We do not publish a single "rate per cent" or "rate per acre" for resale houses, because it varies too much by road frontage, water, shape and approval status to be useful, and a stale number does more harm than good. The official floor is the guideline value for the exact survey number, which you can look up on TNREGINET (tnreginet.gov.in → Guideline Value). What to check
- Parent documents and sale deed: trace the title for 30+ years.
- Encumbrance Certificate (EC) for 30 years from TNREGINET.
- Patta in the seller's name.
- Approved building plan and permit. Compare with the house as built.
- Completion certificate, where the building's size requires one.
- Layout approval (DTCP/LPA) or regularisation order for the plot.
- Property-tax receipts, EB and water connection records in the seller's name.
- Partition deeds, legal-heir certificates and release deeds where the house was inherited.

Common questions
How old a house can I get a home loan for?
Banks lend on older houses but may shorten the loan tenure based on the building's remaining life. The bank's technical valuer decides.
What is a release deed?
