Two things, two sets of documents
When you buy a house you buy the land and the building. The land needs a clean title and an approved layout; the building needs an approved plan that matches what was built. Banks check both.
Land documents
These establish who owns the land and whether it can be sold.
| Document | Where to get it | What it shows |
|---|---|---|
| Sale deed + parent documents | Seller; certified copies from the SRO | Chain of title |
| Encumbrance Certificate (30 yrs) | TNREGINET | Registered transactions and mortgages |
| Patta / Chitta | TN e-Services | Revenue ownership record |
| Layout approval / regularisation order | Seller / DTCP / local body | Plot is in an approved layout |
Building documents
These establish that the house was built legally.
| Document | Where to get it | What it shows |
|---|---|---|
| Approved building plan + permit | Seller / local body | What was approved |
| Completion certificate (where required) | Seller / local body | Building completed as approved |
| Property-tax receipts | Seller / local body | Tax paid, assessment in seller's name |
| EB and water connection records | Seller / TANGEDCO / local body | Connections in seller's name |

Common questions
How do I get an EC in Tamil Nadu?
Online through TNREGINET. Search by survey number or document number for the period you need.
What if the house has floors not in the approved plan?
Banks may reduce the loan or refuse it, and the local body can act against unapproved construction. Get it regularised before buying, or factor the risk into your price.
