Apartments for Sale in Coimbatore and Tamil Nadu

TNRERA-registered 2, 3 and 4 BHK flats in Coimbatore, Chennai and Madurai — with the land share checked against the approved plan.

Documents checked before you pay

When you buy a flat in Tamil Nadu, you're buying two things: the flat itself, and an undivided share (UDS) of the land the building stands on. Getting the UDS wrong, or skipping the TNRERA check, is where most apartment buyers run into trouble later — usually when they sell, close the loan, or when the building is eventually redeveloped.

How the land share works

Your sale deed will state a UDS figure in square feet or cents. It's roughly your flat's share of the total built-up area, applied to the project's land. This is what gets registered at the Sub-Registrar's office. If the UDS in your deed looks low compared with the project's own figures, raise it before registration, not after.

TNRERA registration

Projects with more than eight flats or more than 500 square metres of land must be registered with TNRERA before the builder can advertise or take bookings. The registration number should be on the brochure and the agreement. Check it on rera.tn.gov.in, which also shows the approved plan and the promised completion date.

Association and maintenance

After handover, owners form an association to run the common areas, the corpus fund and monthly maintenance. Ask what the maintenance charge is and whether a one-time corpus fund is collected at handover.

Where demand is steady

In Coimbatore, RS Puram, Saravanampatti, Vadavalli and Peelamedu, near schools and IT parks. In Chennai, OMR, Porur and the Anna Nagar side. Compared with a villa, a flat costs less to get into but comes with a smaller share of land.

Common questions

UDS is your share of the land under the apartment building. It decides your registration value and your entitlement if the building is ever redeveloped, so it should match the approved plan, not just the brochure.

Projects with more than eight flats or over 500 square metres of land do. Check the registration number, approved plan and promoter history on rera.tn.gov.in before paying anything.

Carpet area is the floor you can actually use inside the flat. Built-up adds the walls and balconies. Super built-up adds a share of the lobbies, stairs and common areas. Prices are often quoted on super built-up, so ask for the carpet area too.

Yes. NRIs can buy residential and commercial property freely; agricultural land, plantations and farmhouses are the restricted categories.
