Why a duplex
A duplex spreads a 3BHK or 4BHK over two floors, usually with living areas below and bedrooms above. It gives more space on a 3 to 4 cent plot and suits families who want privacy between floors.
Duplexes are common in gated layouts and builder projects in Saravanampatti, Kalapatti, Malumichampatti, Thudiyalur and Vadavalli.
Checks for a duplex
The approved plan must cover both floors as built. Check the staircase design (especially for elderly family members), the roof waterproofing and the second-floor water pressure.
We do not publish a single "rate per cent" or "rate per acre" for duplex houses, because it varies too much by road frontage, water, shape and approval status to be useful, and a stale number does more harm than good. The official floor is the guideline value for the exact survey number, which you can look up on TNREGINET (tnreginet.gov.in → Guideline Value). - Completion certificate, where the building's size requires one.
- Layout approval (DTCP/LPA) or regularisation order for the plot.
- Property-tax receipts, EB and water connection records in the seller's name.
