Why facing matters in Coimbatore
Many Coimbatore buyers follow vastu, and east- and north-facing houses are widely preferred. That preference shows up in price and resale speed: east-facing houses usually sell faster and at a premium to comparable west- or south-facing ones.
There is also a practical side: morning sun at the front and less afternoon heat on the main façade.
Is the premium worth it?
If you plan to sell within a few years, buying east-facing protects resale. If you are buying for the long term and don't follow vastu, a west- or south-facing house can be better value. Read the vastu plots guide for more.
We do not publish a single "rate per cent" or "rate per acre" for east-facing houses, because it varies too much by road frontage, water, shape and approval status to be useful, and a stale number does more harm than good. The official floor is the guideline value for the exact survey number, which you can look up on TNREGINET (tnreginet.gov.in → Guideline Value). What to check
- Parent documents and sale deed: trace the title for 30+ years.
- Encumbrance Certificate (EC) for 30 years from TNREGINET.
- Patta in the seller's name.
- Approved building plan and permit. Compare with the house as built.
- Completion certificate, where the building's size requires one.
- Layout approval (DTCP/LPA) or regularisation order for the plot.
- Property-tax receipts, EB and water connection records in the seller's name.

Common questions
Do east-facing houses cost more in Coimbatore?
Usually, yes: demand is higher, so they sell faster and at a premium.
