How rental houses work
Many Coimbatore houses have a ground floor for the owner and one or two rental units above. Rent covers part of the EMI, and the land still appreciates.
Rental demand is strongest near IT parks and colleges: Saravanampatti, Vilankurichi, Kalapatti, Peelamedu and Eachanari.
Checks for rental houses
Every unit must be on the approved plan, with separate EB meters. Read the rental yield guide for area comparisons.

- Completion certificate, where the building's size requires one.
- Layout approval (DTCP/LPA) or regularisation order for the plot.
- Property-tax receipts, EB and water connection records in the seller's name.
- Separate EB meters and approved plan covering every rental unit.
- Existing rental agreements and deposits.
