What makes good layout land

A parcel is good layout land if it can get DTCP approval quickly and the plots will sell. That means zoning that permits residential use (or a realistic change of land use), adequate approach-road width, a regular shape, workable water, and a location where buyers already want plots.

Coimbatore's active layout belts include Malumichampatti, Othakkalmandapam, Kovilpalayam, Periyanaickenpalayam, Sulur and Chettipalayam.

Saleable area

Roads and the mandatory open-space reservation take a large share of any layout. A rough planning assumption is that 55–65% of the gross land becomes saleable plots, but a DTCP-registered planner should prepare a concept layout for your specific parcel before you agree a price.

Buy outright or Joint Development?

Developers can buy land outright, or enter a joint development agreement (JDA) where the landowner contributes land in return for a share of plots or revenue. A JDA needs less upfront capital but requires careful drafting. Read our joint venture development guide.

We do not publish a single "rate per cent" or "rate per acre" for layout land, because it varies too much by road frontage, water, shape and approval status to be useful, and a stale number does more harm than good. The official floor is the guideline value for the exact survey number, which you can look up on TNREGINET (tnreginet.gov.in → Guideline Value). What to check

  • Confirm zoning and change-of-land-use route if needed.
  • Get a concept layout from a DTCP-registered planner.
  • Check approach-road width and ownership.
  • Check water availability for the layout.
  • Trace title for every survey number and confirm all owners.
