The sensible middle of the west
Veerakeralam sits between expensive, established Vadavalli and the cheaper villages further west that are still developing. It's built up enough to live in comfortably (people already live in its layouts, and there are shops and schools nearby), but it still costs less than the west's best-known streets. If you want to live in the west now, rather than buy a plot and wait for the area to arrive, this is the practical choice.
It shares everything people like about the west: a cooler climate near the foothills, and the Siruvani side's reputation for the best water in the city. Vadavalli and the university area are minutes away, so you can use their facilities while paying less.
Buyers here tend to be families who like the west but are a step below Vadavalli's budget, professionals working in the west or the centre of the city, and investors, because this middle range is where people actually buy to live, so it sells steadily.
Prices, and why the middle sells well
Veerakeralam costs less than Vadavalli's established streets and more than the villages further west. Within it, the parts nearest Vadavalli and the main road cost the most, the layouts further in are the best value, and the edge towards Siruvani gets closer to village prices.
Middle-priced areas have one real advantage: buyers come from both directions. People priced out of Vadavalli step down to it, and people unsure about the villages step up to it. That's why plots here tend to sell faster than either in the expensive streets above or the villages below.
Prices rise the way the west's do: steadily, without big swings, helped by people working from home. As Vadavalli fills up, Veerakeralam's prices are slowly catching up with it. Our best areas comparison puts the western areas side by side.
Living on the Siruvani side
Everyday life already works: local schools and shops, Vadavalli's bigger facilities 5 to 10 minutes east, the university area to the south, and the city centre 25 to 35 minutes away. Buses run on the main roads, but most households here get by with a two-wheeler and a car, as is usual in the west.
Water is a real advantage here. The west has the city's best reputation for water, both Siruvani supply where the Corporation provides it and good groundwater, and that affects your living costs and how easily you can sell later. Check what the particular street has (Siruvani, borewell or both); our groundwater guide explains how.
It's cooler, breezier and greener than the city basin, though growth is eating into that green. Layouts that kept their trees are increasingly sought after; layouts cleared bare compete only on price.
What to check
Veerakeralam was built up in stages, so you'll find older approved layouts, recently converted farm land and newer plots squeezed in between. Check each plot on its own history: for older layouts, the original approval and whether the park land was actually provided; for recent conversions, the full trail of conversion order, approval and plan, as in our conversion guide.
Many titles here come from family land, and rising prices over the past decade have strained informal family arrangements. Make sure partitions are registered and every heir has signed; our land buying checklist covers this.
Because plots here sell well, some sellers push 'decide today' pressure. Don't give in to it: good plots come up regularly, and a genuine sale can wait for an EC. Our verification service does the full check in about a week. If a deal can't wait a week, ask yourself why.
What to check
- For older layouts, check the original approval and that the park land exists.
- For recent plots, check the full land-conversion trail.
- Make sure partitions are registered and all heirs have signed.
- Find out whether the street has Siruvani water, a borewell, or both.
- Get a fresh EC and check the Patta is in the seller's name.
- Take a week to check, however much the seller presses.
Who Veerakeralam suits
Veerakeralam suits families who want to live in the west at a price they can manage, people who want to build now and need everything around them to work, and investors looking for the part of the west that sells most easily.
If you want the established, premium west, look one step up at Vadavalli. For better value, look one step out at Narasipuram or the Thondamuthur belt. The northern equivalent of Veerakeralam is Somayampalayam.
We can show you checked plots across Veerakeralam, with the paperwork done. Call or WhatsApp +91 80564 73519 for what's available now; plots in this range don't stay on the market long.
One more thing: the western streets of Veerakeralam are where rising prices from the west arrive first, and the gap between them and Vadavalli has narrowed noticeably. If you want the best growth in this price range, focus on the western half, and tell us that when you enquire.
Common questions
Why is Veerakeralam called the middle of the west?
It's built up enough to live in now, with occupied layouts, shops and schools, but it costs less than Vadavalli's best streets. You get western living straight away without the premium price or the wait of the villages further out.
Is the water really better on the west side?
The west has the city's best reputation: Siruvani supply where the Corporation provides it, and good groundwater. But check the particular street, because it can be Siruvani, borewell or both, block by block.
Do plots in Veerakeralam sell easily?
Yes, more easily than in most of the west. Buyers come from both directions: people priced out of Vadavalli and people unsure about the villages.
What should I check on older layouts versus new ones?
For older layouts, the original approval number and whether the park land was actually provided. For new ones, the full trail of conversion order, approval and plan.
Should I hurry, given how fast plots sell?
No. Good plots come up regularly, and no genuine sale needs you to skip the EC. A full check takes about a week; if a seller can't wait that long, treat it as a warning.
Is Veerakeralam better for building now or for investment?
It works for both. You can build now and have everything around you, or hold while its prices slowly catch up with Vadavalli's. The same demand that makes it a good place to live makes it easy to sell.
