GN Mills: from textile mill to residential area

GN Mills takes its name from a textile mill that once operated here, in a city long called the 'Manchester of South India' for its spinning and weaving. Much of the old industrial land has since moved to residential and commercial use.

It's on Mettupalayam Road beside Kavundampalayam, between Saibaba Colony and Thudiyalur, within easy reach of the city centre and the northern suburbs.

Getting around

Mettupalayam Road links GN Mills to the city centre in one direction and to Thudiyalur and the northern suburbs in the other.

As an established part of the city, it has full Corporation services, unlike newer layouts on the edge that are still getting basic infrastructure.

What's for sale

Redeveloped mill land has produced residential plots and small apartment projects in recent years, alongside the area's older independent houses.

If you're looking at a plot on former mill land, check that it has been formally converted from industrial to residential use, because not every former mill plot has been.

Legal checks for GN Mills property

For any plot on former mill or industrial land, confirm the land use has been formally converted to residential by the proper authority, and check whether the site's industrial past brings any environmental clearance requirements.

For ordinary resale homes, trace the title chain and check that the Patta is in the seller's name, as anywhere in an established part of Coimbatore.

What to check

  • Check the industrial-to-residential conversion for plots on former mill land.
  • Check for any environmental clearance needed because of past industrial use.
  • Get a 30-year Encumbrance Certificate from TNREGINET.
  • Check on the TN e-Services portal that the Patta is in the seller's name.
