Avinashi Road: Coimbatore's office corridor

Avinashi Road runs from Race Course through Peelamedu and the Hope College junction, past the CODISSIA trade fair grounds near the airport, out to Neelambur. It's one of the city's most important roads for business and institutions.

TIDEL Park, many company offices, hospitals and colleges line the road, which gives it a working, commercial feel quite different from the purely residential parts of the city.

How the road changes from Race Course to Neelambur

The road changes a lot along its length: prestigious and spacious near Race Course, crowded and full of rented homes around Peelamedu and Hope College, and more and more plotted layouts towards Neelambur.

So judge each stretch on its own. Prices and demand are not the same along the whole road.

What's for sale along the road

Shops and offices cost the most near CODISSIA and TIDEL Park. Around Peelamedu, apartments and rented homes are the norm, driven by people working in IT and the hospitals.

Towards Neelambur, DTCP-approved plots let you buy land near Avinashi Road for less than the established stretch in the middle.

Legal checks on Avinashi Road

For a property on the main road, check the zoning and whether part of the frontage is reserved for road widening. Expensive frontage plots lose the most if a setback applies.

For layouts towards Neelambur, check the DTCP approval and the Chitta, because much of that outer stretch was farm land until fairly recently.

What to check

  • Check the zoning and any road-widening setback on main-road plots.
  • Confirm the DTCP approval number for layouts towards Neelambur.
  • Get a 30-year Encumbrance Certificate from TNREGINET.
  • Check the Chitta to make sure the land was properly converted to residential use.
