Race Course: Coimbatore's prestige address

Named after the city's old racecourse, Race Course is one of Coimbatore's most prestigious residential areas, with large independent bungalows and senior company residences.

It's close to Coimbatore Railway Junction and the old city centre, yet low-rise and spacious, a combination that's increasingly hard to find elsewhere in the city.

Getting around and services

Race Course connects to Big Bazaar Street and Town Hall to the south, and to Avinashi Road and Peelamedu to the east, so both the old commercial centre and the newer IT and hospital areas are easy to reach.

As one of the city's older planned residential areas, it has mature underground drainage, Corporation water and wide roads, which many newer layouts on the edge are still waiting for.

What's for sale

Mostly independent bungalow plots of 6 cents and more, among the most expensive land in Coimbatore. Very few new plots come up, so most sales are high-value resales.

A few premium low-rise apartment and villa projects have been built where old bungalows were redeveloped, for buyers who want the address without the upkeep of a bungalow.

Legal checks for Race Course property

Most properties here are decades-old resales, so trace the full title chain and make sure there are no unresolved family partition claims, the most common source of disputes over long-held bungalows.

Check the zoning before assuming a plot can be redeveloped as flats: for some plots in Race Course, the Coimbatore Local Planning Area rules limit what can be built.

What to check

  • Trace the full ownership chain and check for unresolved partition or family settlement disputes.
  • Check the current zoning with Coimbatore Corporation's planning wing.
  • Get a 30-year Encumbrance Certificate from TNREGINET.
  • Check on the TN e-Services portal that the Patta is in the seller's name before the final payment.
