Why IT jobs drive the plot market
IT jobs create Coimbatore's strongest demand for plots: salaried people who can get loans, want to live near work, and pay good rents. The city's tech areas (TIDEL Park at Peelamedu, the Saravanampatti cluster, and the campuses in between) each sit at the centre of rings of demand, and prices fall as the commute gets longer.
Think in three rings. The closest, within walking distance or a short drive, costs the most and rents best. The second, 15 to 20 minutes out, balances price and demand. The outer ring, 20 to 30 minutes out, is where you buy cheaper and wait for growth. Each IT area's rings fall on different parts of the city, as described below.
Two things about IT demand are worth knowing. It moves with hiring (when companies hire, plots sell faster), and IT buyers and tenants care about quality: well-organised gated layouts, good roads and reliable water. Both affect when to buy and what to buy.
TIDEL park and the Peelamedu–airport area
Around TIDEL Park, IT jobs, the airport and institutions all add to demand. Peelamedu's established streets are the closest ring, at city prices; the TIDEL Park and Hope College area has the strongest rental returns on the corridor; and Kalapatti is the second ring, a good balance for people who want to build and live there.
The outer ring runs east with the airport: Chinniampalayam and the east side of the airport, where IT demand blends with airport demand and prices are still catching up.
In short: landlords do best in the closest ring, with the most tenants; professionals building their own home find a good balance in Kalapatti; and investors looking for growth go east. With IT, the airport and institutions all here, this area has the widest range of tenants in the city.
The Saravanampatti cluster
Saravanampatti is the bigger cluster, where hiring moves the whole northern corridor. Saravanampatti's centre is the closest ring and the most expensive part of the corridor; Vilankurichi and the northern edge of Kalapatti are the second ring; and Thudiyalur to the west rounds off the established areas.
Further out, there's better value: Idigarai, between two corridors, catches the overflow before prices catch up; the Sathy Road belt catches growth spreading west; and land towards Kovilpalayam is a long-term bet on the corridor stretching north.
In short: the centre suits rental properties and well-built homes; the outer areas suit patient buyers willing to check the land conversion carefully, as in our conversion guide.
Buying well near the IT parks
Test the commute yourself first. Rings are decided at rush hour, not on a map. Drive from the plot to the office at 9 a.m. before you believe any 'minutes from TIDEL Park' claim; traffic shifts the rings every year.
Buy what IT tenants want: gated layouts, good roads and reliable water. That makes our gated project checks and water checks for the east side as much about rental income as about ownership. Compact homes near the parks rent well; see our small plot guide.
Then the usual checks: the approval at the source, the title, the EC and the Patta, as in our land buying checklist. In the expensive inner areas, check every quick resale in the title chain, since prices have risen fast.
What to check
- Drive from the plot to the IT park at rush hour.
- Compare the price with recent registrations nearby.
- Check how the plot gets water, especially on the east side.
- Check gated layouts and specifications if you'll rent out.
- Verify the approval and the title at the source.
- Check every resale in the title chain in the expensive areas.
Choosing, and getting help
The closest ring for rental income, the second ring for building your own home at a sensible price, and the outer areas if you're investing in growth near the clusters. Our full comparison of areas shows both clusters in the context of the whole city.
Keep the hiring cycle in mind. IT demand rises and falls with hiring, and buying in quiet periods has usually paid off for patient buyers. The established areas recover; dips there are temporary.
We can show you checked plots around both clusters, with the commute, water and paperwork checked. Call or WhatsApp +91 80564 73519 and tell us which IT park you work at and what you're planning.
One last piece of advice: work out your sums as if the market were quiet, not at the peak of a hiring wave. A purchase that makes sense in a slow year makes sense in any year.
Common questions
Which areas are best for plots near Coimbatore's IT parks?
Near TIDEL Park, Peelamedu and the Hope College area are closest, with Kalapatti a good balance. Near the Saravanampatti cluster, Saravanampatti itself and Vilankurichi, with Idigarai and the Sathy Road belt better value further out.
Is buying near IT parks good for rental income?
It's the strongest rental market in the city. IT tenants pay well, but they expect gated layouts, good roads and reliable water, so buy to that standard.
How should I judge 'minutes from TIDEL Park' claims?
Drive it yourself at rush hour. Traffic changes every year, and your own test beats any listing.
Do plots near IT parks hold their value when the IT sector slows down?
In the established areas, dips have been temporary, and buying during quiet periods has usually paid off. Areas further out are more affected by slowdowns but have more room to grow.
Should I buy close to the IT park or further out?
Close in for rental income and easy resale; the second ring if you want to build your own home at a fair price; further out (Idigarai, the Sathy Road belt) if you're patient and investing for growth.
Which IT area is growing faster?
The Saravanampatti cluster has the bigger hiring numbers. The TIDEL Park and airport area has more varied demand from IT, the airport and institutions. Where you buy within either area matters more than which area you choose.
