Chinnavedampatti: next to Saravanampatti's IT parks

Chinnavedampatti is just off Sathyamangalam Road (Sathy Road), between Ganapathy and Saravanampatti, and has taken much of the demand for homes and plots that Saravanampatti's IT parks create but can no longer house at moderate prices.

As Saravanampatti's campuses and software parks filled up, developers moved into Chinnavedampatti, bringing organised DTCP layouts to what was a quieter, semi-rural area.

Getting around

Sathy Road gives a quick commute to Saravanampatti's IT parks, under 10 minutes from most of the area, and runs south through Ganapathy into the city centre.

Kumaraguru College of Technology and other colleges nearby add students and staff to the pool of tenants, alongside IT employees.

What's for sale

Mostly DTCP-approved plots, usually cheaper than similar land in Saravanampatti with a similar commute to the IT parks, which is the main reason for the demand.

More gated communities and villa projects have launched too, for IT professionals who want amenities without Saravanampatti's prices.

Legal checks for Chinnavedampatti plots

With demand rising, check the DTCP layout approval carefully: some smaller developers advertise layouts as 'approved' without a valid technical approval number, so confirm it on the DTCP portal yourself.

Check the Chitta classification and that the land was properly converted from agricultural to residential use, since much of this belt was farm land until fairly recently.

What to check

  • Check the DTCP layout approval number on the DTCP portal.
  • Check that the Chitta shows proper conversion from agricultural to residential use.
  • Get a 30-year Encumbrance Certificate from TNREGINET.
  • Make sure the layout is TNRERA-registered if it has more than 8 plots.
