Coimbatore's growing market for gated apartments
Gated apartment communities have spread across Coimbatore's growth areas (Saravanampatti, Vadavalli, Kalapatti, and more and more Chinnavedampatti and Vellakinar), offering security, parking and shared open space that a standalone plot doesn't.
For many first-time flat buyers, the undivided share (UDS) of land is the most important and most often misunderstood part of the purchase.
What the undivided share (UDS) is
When you buy a flat, you don't own a specific piece of land. You own a share of the whole project's land, usually worked out from your flat's floor area as a proportion of the project's total built-up area.
That share should be stated clearly in your sale deed and should match the proportion used in the project's sanctioned building plan. A mismatch is a common cause of disputes later, especially when the building is redeveloped decades on.
TNRERA registration and checking the builder
Any project with more than 8 flats, or on more than 500 square metres of land, must be registered with the Tamil Nadu Real Estate Regulatory Authority (TNRERA), which requires the builder to disclose timelines, approvals and the separate account that holds buyers' payments.
Check the project's registration number on the TNRERA website before you book, and look at the builder's record on projects they've finished in Coimbatore.
| What to check | Why it matters | Where to check |
|---|---|---|
| The UDS in the sale deed | It's your legal share of the land | Compare it with the sanctioned building plan |
| TNRERA registration number | Confirms the project is registered and buyers' money is protected | The TNRERA website |
| Corporation building plan sanction | Confirms the building is legally approved | Coimbatore Corporation |
Legal checks before buying a gated apartment
Check the title of the land itself, from before it became an apartment project, since a defect there affects every owner in the building.
Confirm the completion certificate has been issued for your block, and that maintenance and the owners' association follow the Tamil Nadu Apartment Ownership Act.
What to check
- Check the title chain of the land from before the project was built.
- Check that the UDS in your sale deed matches the sanctioned building plan.
- Check the TNRERA registration number on the official website.
- Confirm the completion certificate has been issued for your block.
