Why Sriperumbudur draws investors

Sriperumbudur sits on the Chennai–Bengaluru highway between Chennai and the Oragadam industrial belt, and has a large manufacturing base of its own: international electronics and car-related manufacturers, alongside the SIPCOT parks at the heart of the wider corridor. Market commentary in 2026 regularly names the Sriperumbudur–Oragadam stretch among Chennai's fastest-growing property corridors, driven by industrial investment and the demand for homes and shops a large workforce brings.

Unlike a purely industrial belt, Sriperumbudur is an old town with a history of its own that predates the factories. That gives it a more settled, residential feel than Oragadam.

Getting around and infrastructure

Direct access to the Chennai–Bengaluru highway (NH 48) is Sriperumbudur's main advantage, linking it to Chennai in one direction and Bengaluru in the other: the same road that brought the factories. The planned Chennai Peripheral Ring Road should improve freight and commuter links once it's finished; treat it as something to watch, not something to count on yet.

Because the town is older, schools, shops and basic services are better developed here than around the newer industrial parks. Buses to Chennai are reasonably frequent for the many daily commuters, though plenty of residents, especially more senior plant staff, drive.

What's for sale

In and around the town, plots and affordable to mid-range flats for the workforce. Closer to the SIPCOT stretches shared with Oragadam, industrial and warehouse land, which works the same way as in Oragadam: large plots, bought mostly by manufacturers.

For families, the established town has better schools and services than the newer areas near the factories, usually at a lower price than central Chennai. Rental demand follows the hiring cycles of the big plants, so landlords should expect more tenant turnover than in a suburb with a mix of employers.

Legal checks

For house plots, check the layout approval (CMDA or DTCP, depending on the location), the current Patta and Chitta, and a long Encumbrance Certificate. For industrial or warehouse land, check the industrial zoning and the pollution-board consent category for your intended use, and whether the land is SIPCOT-allotted or privately owned, since the transfer rules differ.

Land here has been subdivided quickly, so pay for a fresh survey and boundary check rather than relying only on older revenue records. Also check whether the plot is inside a notified industrial buffer zone, which can restrict what you build; it's easy to miss when a plot is sold as residential.

Who buys here

Plant employees, contractors and small business owners buy most of the homes. Manufacturers buy land to expand or to set up supplier facilities near the established plants.

Some investors buy plots at the edge of the town, expecting growth from both industry and Chennai's westward spread. Colleges and training institutes serving the industry bring some buyers too, and shops and hotels have grown up around the steady flow of business visitors.

How we can help

We can check the approvals, the pollution-board consent category where it matters, and the title for both house plots and industrial land in Sriperumbudur before you commit.

With more than 25 years in Tamil Nadu real estate, we can also help you compare Sriperumbudur with Oragadam and other west Chennai areas. The main difference is usually how settled you need the area to be: Sriperumbudur's older town has a head start on schools, markets and everyday life, while Oragadam is built more around the factories. Either way, weigh the industrial upside against how much both depend on the factories' hiring.

Common questions

Is Sriperumbudur more residential or industrial?

Both. Its older, established town gives it a more residential feel than Oragadam, but it's part of the same manufacturing corridor and shares much of its industry.

What are Sriperumbudur's transport links like?

It has direct access to the Chennai–Bengaluru highway, linking it to Chennai and Bengaluru: the same road that drew the factories to this corridor.

What should I check before buying a plot in Sriperumbudur?

The layout approval (CMDA or DTCP, depending on the location), the current Patta and Chitta, a long Encumbrance Certificate, and whether the plot falls inside an industrial buffer zone.

Should I buy near the factories or further out?

Near the factories suits buying to rent to workers; approved layouts further out cost less and suit holding for growth. Either way, check the zoning, buffer zones and conversion records.
