Vadamadurai: between two busy areas

Vadamadurai is on the road that links Thudiyalur, the northern way into the city on Mettupalayam Road, with Saravanampatti, the IT corridor. That puts it between two of the busiest suburbs in Coimbatore.

Buyers come here to be close to both without paying the prices at the heart of either, and investors come expecting the IT corridor to keep spreading north.

Getting to Thudiyalur and Saravanampatti

The road through Vadamadurai takes you straight to the Saravanampatti IT parks one way and to Mettupalayam Road at Thudiyalur the other. Being able to go either way is genuinely useful.

Because it's mainly a link road rather than a town centre, services and bus frequency vary from stretch to stretch, so check for the particular plot you're looking at.

What's for sale

Most new development is DTCP-approved plotted layouts, sold on easy access to both Thudiyalur and Saravanampatti at lower prices than either.

There are also some independent house plots and early villa projects for people who'd rather live somewhere quieter than Saravanampatti's busy main roads.

Legal checks for Vadamadurai plots

For any layout, check the DTCP approval and the local body's clearance, and make sure the park land and internal roads have been formally gifted to the local body.

Trace the parent documents back at least 30 years, and check the Chitta shows the land was properly converted before you pay any advance.

What to check

  • Check the DTCP approval number on the DTCP website.
  • Confirm the park land and roads were gifted to the local body by registered deed.
  • Check the Chitta for the land's conversion to residential use.
  • Get a 30-year Encumbrance Certificate from TNREGINET.

Common questions

Does Vadamadurai connect Thudiyalur and Saravanampatti?

Yes. The Vadamadurai road links the two directly, so you can reach both Mettupalayam Road and the IT corridor.

Is land in Vadamadurai cheaper than in Saravanampatti?

Generally yes, because it's a little away from Saravanampatti's main commercial stretch. Prices vary by layout and by how close it is to the main road.
