Wet, dry and garden land

Revenue records classify agricultural land as nanjai (wet land, traditionally irrigated by canal or tank), punjai (dry land, rain-fed) or, informally, garden land (dry land irrigated by wells or borewells). The classification affects value, what can be grown, and sometimes what can be built.

In Coimbatore district, nanjai land is concentrated in canal-fed areas such as the Pollachi belt; most other farmland is punjai, with its value depending heavily on borewell water.

How to choose

Start with water, then access, then title. Farmland without dependable water is a speculative asset, however cheap. Detailed guides: Pollachi, Kinathukadavu, Thondamuthur, Karamadai, Annur and Negamam.

We do not publish a single "rate per cent" or "rate per acre" for agricultural land, because it varies too much by road frontage, water, shape and approval status to be useful, and a stale number does more harm than good. The official floor is the guideline value for the exact survey number, which you can look up on TNREGINET (tnreginet.gov.in → Guideline Value). What to check

  • Check classification (nanjai/punjai) in the A-Register and Chitta.
  • Check Adangal for the recorded cultivation history.
  • Confirm there is no cultivating tenant with protected rights.
  • Trace title for 30+ years and pull an EC.
  • Test water and confirm the EB farm connection.
