Coimbatore's main highway corridors

Four corridors dominate highway-land demand around Coimbatore: Avinashi Road (the Salem–Kochi highway) east toward Neelambur, Arasur and Tirupur; the Pollachi road south through Malumichampatti and Kinathukadavu; the Sathy road north-east through Kovilpalayam and Annur; and the Palakkad highway south-west through Madukkarai and Ettimadai. The L&T bypass links several of them.

Is the frontage usable?

Frontage only has value if you can use it. Highway authorities control a building line from the road, so part of a deep frontage may not be buildable. Direct access from a national highway (for a fuel station, for example) needs the highway authority's permission, and a median opening in front of your land is not guaranteed.

Ask four questions: How much of the land is behind the building line? Is there a service road, or will there be? Is a median opening nearby? Has the highway's right-of-way been notified for widening?

We do not publish a single "rate per cent" or "rate per acre" for highway frontage land, because it varies too much by road frontage, water, shape and approval status to be useful, and a stale number does more harm than good. The official floor is the guideline value for the exact survey number, which you can look up on TNREGINET (tnreginet.gov.in → Guideline Value). What to check

  • Get the notified right-of-way width and any widening or acquisition notices.
  • Measure how much land lies behind the building line.
  • Confirm access rules for your intended use (fuel stations need specific permissions).
  • Check zoning for commercial or industrial use.
  • Trace title and pull a 30-year EC.

Common questions

Which highway in Coimbatore is best for commercial land?

Avinashi Road has the highest commercial demand; the Pollachi road and Sathy road suit showrooms and mid-size commercial use at lower entry points; the Palakkad highway suits Kerala-bound logistics.

Can I open a fuel station on highway land I buy?

Only with the oil company's dealership and the required highway-access, fire, explosives and local-body permissions. Check feasibility before paying a premium.
