Anaimalai: the town at the foot of the Anamalai hills

Anaimalai is a town near Pollachi, about 58 km by road from Gandhipuram, at the foot of the Anamalai hills and the Anamalai Tiger Reserve (formerly the Indira Gandhi Wildlife Sanctuary). It's on the way to the Aliyar dam and Topslip, and its Masani Amman temple draws a steady stream of pilgrims.

Farm land around the town, together with the steady flow of visitors, draws both farm investors and buyers looking at land for small guesthouses or resorts.

Getting around

Anaimalai connects directly to Pollachi, the district's second town, and on towards the Aliyar dam and the hills, which bring regular tourist and pilgrim traffic.

It's a long way from Coimbatore city, so expect a longer commute and fewer services than in the city's established suburbs.

What's for sale

Mostly farm land, often growing coconut, areca nut or seasonal crops, which suits buyers who want farm income or land to hold for the long term.

Some land near the roads to the hills draws tourism-linked interest, but any guesthouse or resort needs its own zoning and licensing clearance, on top of an ordinary land purchase.

Legal checks for Anaimalai land

With the tiger reserve and reserved forest close by, confirm that the survey number isn't in a protected buffer zone, where building is strictly limited.

For farm land, check the Chitta and Adangal records and trace the title through parent documents for at least 30 years before you pay any advance.

What to check

  • Confirm the land isn't in a wildlife sanctuary or reserved forest buffer.
  • Check the Chitta and Adangal for classification and cultivation history.
  • Get a 30-year Encumbrance Certificate from TNREGINET.
  • For tourism land, check the zoning and any licence a guesthouse or resort needs.

Common questions

Is Anaimalai near the Aliyar dam?

Yes. Anaimalai is on the way from Pollachi to the Aliyar dam and Topslip, in the Anamalai hills. (The Amaravathi dam is further east, near Udumalpet in Tiruppur district.)

Can I build a resort on farm land near Anaimalai?

Not straight away. A guesthouse or resort needs its own zoning approval and licences beyond an ordinary farm-land purchase, and forest-buffer rules may also apply.
