Sundakkamuthur: Coimbatore's south-western edge

Sundakkamuthur is on the south-western edge of Coimbatore, in the Perur area, about 4 km west of the established Kuniyamuthur belt, with Madukkarai to the south-east. Land here costs noticeably less than in more central southern areas.

It draws first-time home builders and land investors who want to be near the city without paying Kuniyamuthur or Sundarapuram prices.

Getting around

Roads lead east to Kuniyamuthur and on into the city, and south-east to Madukkarai and NH 544, the Coimbatore–Palakkad highway, so both the city centre and the routes south are within reach.

It's further from the centre than Sundarapuram, and buses can be less frequent on inner roads, so check bus access for the specific plot before you buy.

What's for sale

Mostly DTCP-approved plotted layouts, priced below similar land in Kuniyamuthur or Sundarapuram because of the slightly longer commute.

Further out there's still farm and semi-agricultural land, which suits buyers holding land for the long term as the city spreads.

Legal checks for Sundakkamuthur land

Confirm the DTCP layout approval for any plotted development and, if the land used to be farm land (common here), check that the Chitta shows it properly converted.

Trace the title through parent documents for at least 30 years, and check that the layout's roads and open space have been formally handed over to the local body, not kept privately.

What to check

  • Check the DTCP layout approval number on the official DTCP portal.
  • Check the Chitta classification and the conversion to residential use.
  • Check that the roads and open space were handed over to the local body by registered deed.
  • Get a 30-year Encumbrance Certificate from TNREGINET.
