Sundarapuram: a residential area in the south of the city

Sundarapuram is on the Coimbatore–Pollachi road in south Coimbatore, with Kuniyamuthur about 2 km to the west and Podanur about 2 km to the east. Over the past two decades it has grown from semi-rural surroundings into an established residential area.

Much of that growth came from buyers priced out of RS Puram and Peelamedu who wanted an independent house or a plot within a reasonable commute of the city centre.

Getting around

The Pollachi road runs north into the city and south towards Eachanari, and roads lead west to Kuniyamuthur and the Palakkad road and east to Podanur and its railway junction.

Buses on the main roads are reasonably frequent, but if you're looking at a plot on an inner street, check how far it is to the nearest bus route.

What's for sale

Mostly DTCP-approved plotted layouts for first-time home builders and small investors, at lower prices than central Coimbatore.

More independent villas have been built as roads, drainage and street lighting have improved in recent years.

Legal checks for Sundarapuram plots

For any plotted layout, confirm the DTCP approval number on the department's portal, and check that the roads and open space reservation (OSR) land have been formally gifted to the local body, not kept by the developer.

As with any land on the edge of the city, check that the Chitta shows the land properly converted from agricultural to residential use before you buy.

What to check

  • Check the DTCP layout approval number on the official DTCP portal.
  • Confirm the OSR and road land were gifted to the local body by registered deed.
  • Check that the Chitta shows proper conversion to residential use.
  • Get a 30-year Encumbrance Certificate from TNREGINET.
